residential single family and multi-family projects from raw land to
completion, bond exoneration and common area turnover. Services include
but are not limited to:
Acquisition Due Diligence: Coordination, management and review of project due diligence materials and recommendations. Includes determining key political and policy issues that may impact feasibility.
Raw Land Entitlements and Project Approvals: EIR’s, General Plan Amendments, Zone Changes, Specific Plans, Neighborhood Outreach, Tentative Parcel and Tract Maps, State & Federal Permits, Final Mapping/Bonding, Permit Processing. Includes coordination and management of all team consultants.
Existing Project /Asset Analysis: Current entitlement and permit status, ascertain approvals and fee status, develop budget and schedule required to complete project.
Management of Project Teams: Development and/or coordination and management of consultant team (Land Planners, Architects, Civil Engineers, Landscape Architects, Biologists, Environmental, Geo/Soils, Dry Utilities, etc.) with client team members.
Agency Liaison: Develop and maintain advantageous relationships with Assessment Districts, Water Districts, School Districts, City/County Community Development and Public Works Departments, Planning Commissions and Council/Supervisors.
Project Management: Develop, update, maintain budgets and schedules, manage the consultant teams, provide status reports. Develop a consultant team, if necessary.
HOA Representative: Serve as Builder or Owner representative on Homeowner Association Boards. Attend HOA meetings and coordinate with the property management company. Determine status of common area turnover and coordinate completion.
Disposition of Project/Assets: Determine current status, negotiate terms, and coordinate closings.
